The Residential Tenancies Act 2010 distinguishes between urgent and non-urgent repairs.

As a tenant, it’s important to understand what constitutes an urgent and non-urgent repair. It is important to note that with any urgent or emergency repairs, it is vital to notify the property manager right away. If the repair is not considered to be urgent, make a request in writing to your property manager. Time frames will generally vary depending on the nature of the repair request.

Tenants should never carry out any repairs on the property unless they receive written permission from the property manager or owner.

Please note - Types of repairs that are urgent (Repairs, maintenance and damage when renting | NSW Fair Trading):

  • a burst water service or a serious water service leak
  • a blocked or broken toilet
  • a serious roof leak
  • a gas leak
  • an electrical fault
  • flooding or serious flood damage
  • serious storm or fire damage
  • a failure or breakdown of the gas, electricity or water supply to the property
  • a failure or breakdown of the hot water service
  • a failure or breakdown of the stove or oven
  • a failure or breakdown of a heater or air-conditioner
  • a fault or damage which makes the property unsafe or insecure.
